Overall responsibility for the real estate portfolio for all Suddath companies. Will collaborate with the Chairman and the Board to create and execute the strategy of the company’s industrial real estate assets. This role will also support the real estate needs of the operating companies, including acquisitions, development, and industrial/warehousing construction project management. Responsible for leasing locations, to third parties industrial/warehouses and some office space not used by the Suddath companies.
Essential Duties & Responsibilities:
- Work with the Chairman and business unit leaders to develop an overall business model and strategic plan to position the industrial real estate portfolio as a newly defined business unit. This will include investment profiles, target markets, profit targets, leverage ratios, investment decisions and other key decisions to operate a real estate holding company.
- Ability to oversee and use previous industrial experience to project manage construction projects.
- Evaluate each property in the portfolio and make recommendations to the Board as to the strategy for each property.
- In conjunction with the Board and the business units of The Suddath Companies, make recommendations on investment priorities in support of the operating business units and standalone investments in opportunistic ventures.
- Reset the contractual relationships with the business units and move towards a market-based lease arrangement.
- Manage all existing and new construction projects and vendors.
- Report on key metrics for the real estate portfolio on a quarterly basis
- Monitor and manage all lease administration services for all third-party leases.
- Hire and train the staff within the department for long term professional success.
- Work with field leaders and in-house property managers to coordinate ongoing maintenance and repair of Suddath owned and leased facilities.
- Execute capital projects as necessary to preserve and protect the condition and value of Suddath owned properties.
- Take an active role in cash flow management, establishing budgets.
- Analyze tenant trends and leases to generate ideas to enhance income and responsible for collecting rent payments and paying subcontractors.
- Act as a broker on behalf of The Suddath Companies for all new leases and renewals.
Education & Experience:
- Bachelor’s Degree required, preferably in real estate, construction management, finance, economics, engineering, or business management.
- 10+ years of leadership experience, with experience within industrial real estate development, construction project management, facilities or property management and related expertise.
- Highly organized with strong attention to detail.
- Industrial/warehousing construction project management and property management.
- Proficient with Excel with advanced financial modeling skills
- Applicant must have strong analytical and quantitative skills.
- Strong interpersonal/communication skills
- Ability to collaborate and work in a team environment.
- Team player – energetic, enthusiastic, and personable with the ability to collaborate and work independently.
Certificates/Licenses/Registrations:
- Broker Licenses Preferred
